EXTERIOR SIDING AND TRIM

G Warren home Inspectors
will visibly inspect exposed areas: VINYL SIDING - When
inspecting the vinyl siding our inspector will evaluate
the siding for: cracked and broken sections and loose
and sagging sections with open joints. Our inspector
will also look for nailing defects that could cause
waviness and blisters in the siding.
G Warren home Inspectors will visibly inspect exposed
areas : ALUMINUM SIDING - Our inspector will inspect
this type siding for: loose, missing and dented
sections. We will also check the exterior joints for
open sections and weather tightness.
G Warren home Inspectors will visibly inspect exposed
areas: WOOD SIDING - vertical wood siding is prone to
water penetration at the seams, our inspector will
examine the seam area for water damage and any buckling
of the wood section. The horizontal clap board siding
will be inspected for: paint condition, cracked, loose
open holes and rotted sections.
G Warren home Inspectors will visibly inspect exposed
areas : COMPOSITION SHINGLE SIDING - These shingles are
brittle and can be damaged by impact. When inspecting
this type shingle our inspector will inspect for the
following: cracked, chipped, broken loose, missing
shingles, and shingles that are improperly nailed.
G Warren home Inspectors will visibly inspect exposed
areas : STUCCO - A stucco finish is really a concrete
sheet that has been built up in two or three layers over
a wood frame or masonry exterior wall. When inspecting
stucco siding our inspector will look for cracks,
chipped, bulging sections, loose and broken stucco.
G Warren home Inspectors will inspect: EIFS ( exterior
insulation and finish system ) Even though EIFS siding
resembles stucco siding, however, the two siding systems
are quite different. Stucco is designed with an exit
system for any water penetration. EIFS is designed to
resist water penetration and has no exit system for
water penetration. For this reason, if water does
penetrate the siding and gets trapped behind the siding,
serious mold and wood rot can develop. Our inspector
will conduct a non intrusive visible only inspection of
this type siding. He will look for signs of moisture or
water penetration and if any moisture problems are
noted, he will call for a professional EIFS inspector to
evaluate the siding with a deep probe moisture meter. (
a deep probe moisture inspection is outside the scope of
a home inspection).
G Warren home Inspectors will visably inspect exposed
and accessible: VENEER WALL - A veneer wall is a wood
frame wall with an attached masonry facing. It is
attached to the wood backing by metal ties. When
inspecting a veneer wall, our inspector will look for
veneer bulge, chipped, cracked, loose, deteriorating,
and missing bricks or stones.
G Warren home Inspectors will visibly inspect exposed
areas of : MASONRY WALL - with a masonry wall made of :
clay tile, brick, stone, or concrete block, the masonry
wall acts both as the support and the weather
protection. Our inspector will inspect for: cracks,
faulty joints, chipped mortar joints moisture
penetration and deteriorated mortar.
TRIM INSPECTION
G Warren home Inspectors will visible inspect exposed
areas from the ground level : All portions of the
exterior finish, other than the wall covering , are
generally classified as exterior trim. The exterior trim
is generally made of wood, aluminum, vinyl materials.
Wood trim appears to be the most prevalent type trim,
and, the trim that requires the most maintenance.
Maintenance such as: painting, sealant filler repair,
loose sections, missing sections etc. Our inspector will
inspect all visible trim for condition.
