WHAT ABOUT A TERMITE INSPECTION AND RADON TESTING ? Termite
Testing - G. Warren Inc. home inspections, always uses an outside termite inspector. We
use a professional inspector for good reasons. A professional inspector will probe the wood,
not just look with a flash light . New Jersey has an abundance of termites and sometimes they
are not that easy to discover. A professional inspector has the knowledge, experience and the
equipment to do a thorough job. And, if the property is found to be termite free, the termite
inspection company will give a one year guarantee in writing to the buyer, that the property
is termite free. RADON TESTING - As an added service, G. Warren Inc.
home inspections, can perform a Radon test at the clients request. Radon is a cancer causing
radioactive gas that comes from the natural radioactive breakdown of uranium in the soil. We
recommend every house have a radon test conducted to determine the level of radon. If the
level of radon is over 4 PCI/L, a radon venting system should be installed for health reasons.
Besides being a health hazard, to put in a radon venting system is very expensive, and
the buyer should be able to financially negotiate this factor with the seller.
CAN MY FRIEND THAT'S A CONTRACTOR INSPECT MY NEW HOUSE? To have
a friend inspect your potential purchase who is not trained as a home inspector, is probably
the biggest mistake a buyer can make when purchasing a home. A contractor friend may be highly
skilled but are they not trained or skilled as a home inspector. A home inspector is trained
and experienced in several different professional fields. The professional fields are:
structure, foundation, roofing heating and cooling, plumbing, electrical, and grading of the
land. These are the general categories but there are hundreds of items that come under there
categories that are inspected in a good home inspection, but are too numerous to mention in
this article. To avoid a financial disaster, many contractors and engineers hire a home
inspector to inspect their house when they purchase.
WILL I BE ABLE TO ATTEND THE INSPECTION? G. Warren Home
Inspections will not perform a home inspection without the client at the inspection. We have
this policy for a few very good reasons: (1) The client will have a better understanding of the condition of the
house and feel more comfortable with the decision to purchase. Or if there is a serious repair
problem, we want the buyer to view the problem in person. With the client present, the
inspector can explain in detail the seriousness of any repair problems. (2) The home
inspection is an opportune time for the home inspector to explain to the client the normal
maintenance requirements of home ownership. (3) When the client can personally see the
understand the serious of a repair he will make better decisions. When the client does not
attend the inspection, many times the seriousness of a repair is not really understood because
the client is just given a written home inspection report. The last thing G. Warren Home
Inspections wants to hear from a client is "I wouldn't have bought the house if I knew
the problem was that serious."
WHAT HAPPENS IF WE FIND REPAIRS? The first thing a client
should do is sit down with his attorney as soon as possible. Most contracts today only give
the buyer 10 days to inspect the house and negotiate any repairs. Your attorney will ask the
seller to make the necessary repairs and at this point, one of few things will happen: (1)
The most common result is that the seller will repair some items and not others. (2) The
seller will repair all the items. (3) The seller says he will repair none of the items
that the house is being sold "as is." The home inspection is for information
only, it doesn't guarantee the seller will fix anything. However the client/buyer now
knows the seriousness of any repairs and whether or not he wants to purchase the house.
HOW MUCH TIME DOES A HOME INSPECTION TAKE? The average home
inspection takes between two and three hours. It all depends on the size, condition, age and
style of house. If the house is in poor condition, like many of the vacant or foreclosure
homes, the inspection could take longer. Or, if the house is a very large house in the 15 room
range, it may require two inspectors to inspect the house. The reason we use two inspectors on
large houses is to facilitate the inspection so it can be completed in a reasonable amount of
time.
HOW MUCH NOTICE IS REQUIRED TO SCHEDULE AN INSPECTION? We have
several inspectors so we can usually schedule an inspection before the realtor can get us into
the property. However, if it's a weekend inspection, it's best to call a few days in advance.
SHOULD THE SELLER ATTEND THE INSPECTION? G. Warren Inc. Home
Inspections will not conduct an inspection with the seller being involved in the actual home
inspection without the client's authorization. This is company policy for some very good
reasons: The client is paying for the inspection and deserves confidentiality. And, it could
be considered a violation of the Privacy Act to give private information to anyone but the
client.
