EXACT PRICES - The price of
the inspection depends on the size, age and style of the dwelling. Our salesperson
will ask the client several question and once we know what we will be inspecting,
with that information, we will then be able to give the client an exact price.
EXACTLY WHAT IS INSPECTED - The following areas of inspection are included in every G

HOW LONG DOES THE HOME INSPECTION TAKE - Most inspections take about two to three hours. It depends on
the age and size and condition of the dwelling. Older houses take longer because the
home inspector has to really slow up and examine the structure very carefully.
WHEN DO I GET THE HOME INSPECTION REPORT
- An on-site report is given with every inspection.
G. Warren gives an ON THE SPOT report. The report is one of the most thorough,
detailed, professional reports ever designed for home inspections. Many companies
use a checklist type inspection and take the checklist back to their office to
generate a computer report that is more boilerplate than information. I might add,
this take 3 to 4 days. Most times the buyers' contract gives them only 10 days to
get the property inspected. With a G Warren Inc Home Inspection, the client is ready
to meet with their attorney and complete the negotiations.
HOW DO I PAY FOR THE INSPECTION
- The inspection is paid for at the
end of the inspection. Our inspector will take cash, check, money order, Visa and
Master card.
Out of state buyers - We only accept cash, money order, Visa or
Master card.
HOW DO I BOOK AN INSPECTION - We recommend that you wait till your completely
out of attorney review before you book an inspection. After you sign the contract
the attorney’s have three days to review the contract and that review many times
runs weeks instead of days. During the attorney review period, either party can
terminate the transaction for any reason and, the seller can still accept other
contracts on the house. The bottom line is, one doesn’t have a valid contract until
the attorney review period is complete. We recommend that one waits till your out of
attorney review and have a valid contract in hand before spending any money
inspecting someone else’s house.
IS YOUR
COMPANY LICENSED AND INSURED - Yes, G Warren
Inc Home Inspections, is licensed by the state of New Jersey, and we carry a high
level of errors and omission insurance as required by the state for all licensed
home inspection companies. At the present time (year 2005) there are less than 500
licensed home inspection companies in the state.
NOTE - At the present time one can
still perform home inspection in New Jersey without a license or insurance.
DOES YOUR COMPANY CONDUCT TERMITE INSPECTIONS
- G Warren - Home Inspections, always hires an
outside termite company to conduct all our termite inspections. The termite
inspector will inspect the property at the same time our inspector is conducting the
home inspection. The outside termite inspector is used for some very good reasons:
(1) New Jersey has an abundance of termites whereby half the houses over twenty
years old have some form of a termite problem. (2) To protect the buyer, we want the
lower wood section of the property probed for termites by a professional termite
inspector. (3) If no Termites are discovered , the client is given a guarantee in
writing that the property will be termite free of infestation for a period of one
year from the date of inspection.
DOES YOUR
COMPANY PERFORM RADON TESTING - Yes, all our
inspectors are licensed to conduct Radon testing. G Warren Home Inspections for
Radon testing uses the standard test method of "Charcoal Absorption
Canisters." The canister type test kits will remain in the dwelling for 2-6
days. Then the canister or canisters are sealed and sent to an independent
laboratory for analysis. The results are typically available within 7 days from the
day of inspection. By law, all companies conducting Radon testing and mitigation in
N. J. Must be certified by the Dept. Environmental protection (DPA) For more
