Our professional home
inspector will visibly inspect exposed areas of : THE
ATTIC FRAMING - He will inspect the rafters and
trusses for cracked, broken, and sagging sections. If
the attic framing has trusses, the inspector will look
for trusses that have been cut or removed. Some home
owner’s have been known to completely remove several
trusses to make room for storage. This affects the
strength of the structure and can cause some serious
structure problems. Our inspector will also inspect
the floor joists, if visible, and evaluate the overall
soundness of the attic and floor structure.

ATTIC INSULATION - insulation is a very important
component in the overall function of an efficiently
heated house. Insulation is necessary to avoid heat
loss and maintain a constant temperature range in the
dwelling. However, improper or inadequate
insulation, could be more damaging than no insulation
at all. Insulation that is improperly installed
without a air space between the insulation and the
roof sheathing, could cause moisture problems which is
turn causes roof sheeting damage, wood rot and
possible mold. ( note ) a home inspector has no way a
knowing if there is a air space under the insulation
without removing part of the insulation, something a
home inspector is not allowed to do. And, many times
the insulation is behind finished walls and
ceilings.

inspector will visibly inspect exposed areas, when
feasible for : ROOF LEAKS - Probably the most common
area for roof leaks is the flashing areas of the
chimney, roof valleys and vent pipes protruding through
the roof. Besides these areas, our inspector will also
look for in accessible areas : telltale signs of roof
leaks, stained wood, damaged wood, catch pans, roof
sheathing that may be delaminating. Even though mold is
not included in the scope of a visible home inspection,
and G Warren Inc accepts no liability or responsibility
for mold, if our inspector sees any mold like
substance, he will give the buyer a courtesy report
about the mold like substance. However, I must point out
that a home inspector is not a mold inspector. To
really inspect for mold, special equipment is required
and a mold inspector should be hired. The items
mentioned are just some of the most prevalent signs of
roof leaks.

THE ATTIC VENTING - Ventilation in the attic
is vent important part of the inspection. Proper
ventilation helps dissipate the moisture that collects
in the attic. Inadequate ventilation can cause
delaminating roof sheathing, water damage in the lower
walls, and wood rot. Many times, a homeowner will close
off the venting , hoping to reduce heat loss, not
realizing the potential damage that the closed vent may
cause.

THE PLUMBING VENTS -
The home inspector will pay particular attention to the
plumbing vents stacks. These stacks go through the roof
and must be flashed and sealed properly to avoid roof
leaks. Any roof leak or heavy moisture penetration can
cause all the problems mentioned in the ventilation
section.

THE
ATTIC SECTION OF THE CHIMNEY AND CHIMNEY CLEARANCE
- If the chimney extends up through the roof, the
seal ( flashing) around the chimney is of prime
importance. Many leaks develop in this area. Assuming
that the attic is floored and our inspector can get to
the chimney area, he will inspect the chimney and the
area around the chimney for any water penetration or
damage.
SKYLIGHT
INSPECTION
Our professional home
inspector will visible inspect : THE SKYLIGHT - The
skylight will be given a visible inspection looking for
cracked or broken panes, and signs of leakage around the
skylight. For safety reasons, the exterior inspection
will be a visual inspection made from the ground . The
interior inspection will be made in the skylight areas
with a moisture meter if any moisture stains are noted
around the skylight. Usually if there are any leaks
around the skylights, stains and streaks will be noted
on the surrounding wall.
